A comprehensive mold inspection generally involves not only a thorough visual mold inspection of the property, but also digital detection and air and surface sampling to spot all potential molds, even those invisible to the naked eye. A digital moisture meter can be used to spot hidden water damage, which can be difficult to detect with just a visual mold inspection as water can sometimes lurk in ceiling tiles, in insulation, under floorboards, or in heating and air conditioning systems that a visual mold inspection would miss.


Indoor Air Quality (IAQ) testing is done to take samples of the air as invisible spores may be present in the air that can aggravate allergies. Surface testing is also done on all surfaces where suspected contamination may be. Test samples are then sent to third party laboratory to identify if mold is present, and what types of mold may be within the property.

Identifying the type of mold is critical, which is why the laboratory sampling is so crucial. Some molds are harmless; others are deadly. Infrared thermal imaging can show variations in the infrared spectrum to spot potential hidden issues. Variations in temperature could indicate a water problem or a mold problem that might otherwise be invisible to the naked eye.
